  • Buying property in Dubai is more accessible than it may seem at first glance – with projects under construction, you buy directly from the developer who provides you with a payment plan.
  • You do not need to have the full amount upfront, but pay gradually throughout the entire construction process. Each developer sets their own payment plan for their project, so there are many options, and this is also an important criterion for your choice. Some even offer the possibility to pay off the property after handover, even up to 5 years.

  • In Dubai, apartments are delivered with floors (tiles), doors, lighting, a complete kitchen including large appliances, a complete bathroom, built-in wardrobes, and the walls are white in the standard finish.

  • The Golden Visa is a prestigious program of the United Arab Emirates that offers long-term residence visas for foreign property owners. By obtaining the Golden Visa, you gain a 10-year residency status for yourself and your close family with the possibility of renewal. 
  • For property owners, the condition is an investment in real estate worth at least 2 million AED (approximately €465,000). For a value above 750,000 AED (approximately €174,000), you have the option to obtain 2-year visas.

Do not choose a project yourself from the website or WhatsApp offers. You need to talk to an experienced broker who will tell you about the project even what you won't find in the brochure, for example:

  • negatives of the project and location
  • comparison with other projects
  • reputation of the developer, etc.

First call

Contact me and we will arrange the first phone call. During it, you will tell me your preferences, which project interested you and why, how much you plan to invest, and in what timeframe.

I will tell you about project financing options, installment schedules, differences in investing in Dubai and elsewhere in the world, etc.

Based on the information from the phone call, I will prepare 3 different offers for you.

Offers

I will present the offers to you via video call. We will share maps, brochures, talk in detail about the project, and I will show you how much a similar apartment currently earns in the given location. There will be space for your questions, and of course, more people can join. Afterwards, I will send you all the materials so you can review them calmly again.

It is also possible to arrange a personal meeting in Slovakia or Dubai.

Apartment selection

When we select a project, I will check the current availability with the developer and we can proceed to choose a specific apartment.

Together we will look at the floor plans, floors, views, location in the building, and choose the best one.

Then it is necessary to pay a reservation fee to the developer, the amount varies, approximately several thousand Euros. For the purchase, you need a passport, provide an email and address.

First payment for the apartment

The first payment for the apartment is usually 20% of the property value and is not paid to the developer, but to an ESCROW account, which is similar to a notary escrow. The developer builds with their own money.

You will receive the purchase contract, as well as all other documents, electronically; there is no need to travel to Dubai.

Repayment of real estate

You continue to repay the property according to the pre-approved payment plan until the handover date, when it is usually necessary to pay the remaining amount.

We also have projects where you can repay even 3 - 5 years after handover, when you can already use or rent out the apartment.

If you are interested in renting out the apartment, of course, we can help you with that as well.
