The first payment is 20% of the property price + 4% DLD fee. Then monthly installments of 0.5% of the price follow during the first 36 months. During this period, three increased installments are also scheduled:

• after 12 months from reservation: 12%

• after 24 months: 10%

• after 36 months: 11.5%

After these three years, property handover follows and you continue paying 0.5% monthly for another 5 years, during which you can fully use or rent out the property.

2nd alternative

During the 3 years of construction, you pay only 56% from your own funds and then you can use and rent the apartment. For a studio, this represents 461,875 AED (approx. €107,800), for a 1-bedroom apartment 666,275 AED (approx. €155,600).
This plan works as follows:

• the first payment is 20% + 4% DLD fee at the start

• then 1% monthly for 36 months

• after 3 years, property handover follows

• you continue paying 1% monthly for another 44 months
